A&M Architects and Urban Soul Project have been commissioned to design Deloitte’s new offices in Thessaloniki’s Port. The project, named PAEGA, involves the transformation of a four-storey warehouse built in 1927-28 on port’s Pier 2 into a contemporary workplace hub covering 14,000 sq.m.
Originally conceived as a general storage facility, the building’s industrial heritage sets the backdrop for a workplace designed to be ergonomic, diverse, inclusive, educational, and environmentally sustainable. Deloitte’s vision was to relocate its local headquarters into a hub that combines work, learning, wellness, and community under one roof.
The ground floor accommodates a gym and wellness areas, office zones, dining facilities, and support spaces. The upper floors host a variety of work environments, from open-plan layouts and enclosed offices to meeting and training rooms, as well as a multipurpose amphitheater. Employee amenities include a restaurant, library overlooking the sea, and informal gathering spaces that strengthen collaboration and wellbeing.
One of the project’s architectural focal points is the dense 4x4m structural grid, which shapes the interior organization. Columns are integrated into open-plan layouts or used as thresholds for enclosed offices, creating a rhythm that emphasizes the building’s mushroom-like structural morphology. Another defining element is the central atrium, opening toward the waterfront through a full-height glass façade. Acting as both a circulation hub and a vertical visual connector, it brings daylight deep into the building while framing views of the sea.
The design aesthetic is described as Bright Industrial: a reinterpretation of industrial character through light tones and a luminous palette. Exposed ceilings, metal finishes, wood and terrazzo floors are paired with acoustic panels, colorful laminates, and soft textiles. Corporate colors form the basis of a flexible scheme that balances openness, warmth, and identity.
