Grivalia Office Complex

Originally commissioned through an invited architectural competition, the proposal was developed by the A&M Architects, bringing together Petras Architecture, Doxiadis+ Landscape Architects and IFI Lighting Design. The redesign reimagines the existing three-building complex as a contemporary workplace campus where architecture, landscape and environmental performance operate as a unified system.
Occupying a 26,000-square-metre site, the complex accommodates multiple international companies within a generous landscaped setting. Rather than replacing the existing buildings, the design adopts an adaptive transformation strategy, strengthening the site’s identity while significantly upgrading its environmental, functional and spatial performance.
The intervention is defined by a new perforated façade that functions as a climate-responsive envelope. Inspired by the filtering qualities of a tree canopy, the lightweight skin moderates solar exposure, improves energy performance and establishes a cohesive architectural language across the campus.
Landscape plays an equally important role in the proposal. Existing open areas are reorganised into a sequence of pedestrian-oriented public spaces that encourage interaction between the buildings while reinforcing the site’s green character. At the same time, circulation networks, parking capacity and electromechanical infrastructure are comprehensively upgraded to meet the operational requirements of a contemporary workplace environment.
Now entering construction under the management of Grivalia Management, the redevelopment marks the beginning of a new chapter for one of Athens’ most recognisable office complexes, demonstrating how the adaptive reuse of existing commercial assets can generate long-term environmental value while redefining the everyday experience of the workplace.
